What is an ADU?

Accessory Dwelling Unit (ADU):
An ADU is a separate living space, either attached or detached, located on the same lot as a primary home. It includes full living, sleeping, eating, cooking, and sanitation facilities.

Junior Accessory Dwelling Unit (JADU):
A JADU is a smaller unit within a single-family home, no larger than 500 square feet. It requires the property owner to live in either the primary home or the JADU. A deed restriction must be recorded, outlining restrictions on the JADU’s size, rental terms (minimum 30 days), and the requirement for owner-occupancy.

SB 9:
California’s Senate Bill 9 (SB 9), passed in January 2022, allows homeowners to create additional dwelling units in single-family zones. Homeowners can either split their lot into two or add units without splitting the lot. These changes provide up to four residential units on a property. Applications must meet certain criteria, and local agencies must approve them without discretionary review, following state-set limits and design standards.
